The University of New England retained B&D in 1999 to assist in the development and planning of a new conference/convention center. Our tasks included a market study and financial analysis for a facility and associated housing concept that would be a stand-alone conference center to provide event and programming space for student groups, and housing that would serve students during the academic year and serve as a hotel during the summer conference season. Our market study included an analysis of regional conference facilities, including those at area universities, to determine the demand for facilities for conference and meeting activities; an assessment of local trends in conference facility supply and demand; and an analysis of the demand for student housing on campus. Our financial analysis included operational research on conference centers and residence halls / hotel operations and development of a detailed financial model to include development costs, summer and academic year operating revenues, and summer and academic year expenses for the project. The financial analysis also included an assessment of private partnership and franchising opportunities for various portions of the project.
