Mixed-Use Development Feasibility Study

In 2009 South Dakota State University selected B&D to complete a mixed-use development feasibility study for the northwest quadrant of its campus.  Our scope of work included:  a strategic analysis; off-campus housing and retail research; focus groups, surveys, and interviews with students, faculty and staff; a financial analysis; a hospitality market review; and a review of case studies similar to the contemplated project.  The objectives of the project were: to develop the quad in a sustainable manner; to bridge gaps in facilities and services currently available; to provide additional services; to create opportunities for the business community to be involved through public-private partnerships; and to develop a consistent architectural language to enhance the aesthetics.  We recommended:  development of a residential facility with a retail component; building a conference center facility with a hotel component; and providing an active adult community center.  Further planning was needed before an implementation schedule could be made.
