Mixed-Use Facility Feasibility Study, Programming, and Market Analysis Update

In 2007 B&D was selected by Roosevelt University to perform a feasibility analysis for a mixed-use facility on the university’s Chicago campus.  The market analysis consisted of a demographic analysis, an off-campus retail and housing analysis, a student survey, and demand-based programming based on the survey results.  The financial feasibility was evaluated through a detailed financial model.  We also developed three building concepts for the proposed facility that included the following components: academics, student life administration, a student union, a student recreation center, and student housing. After extensive consultation with various stakeholders at the university, we recommended construction of the new facility.  This facility, meeting the needs of the university’s growing student population, would consist of 85,000 square feet of classroom/lab space, 35,000 square feet of offices for student life, 70,000 square feet of student union space, and 40,000 square feet of indoor recreation space. In 2009 we were re-hired to update our 2007 market findings. In May 2012, the $123 million Wabash Building opened as the second-largest higher education facility in the United States. The 32-story, 414,585 square foot tower features housing for 633 students, a fitness center, a 300-seat dining hall, and seven floors of classrooms and labs. The project earned an American School & University Outstanding Design award in 2012.

Roosevelt University to Construct 32-Story BuildingOfficials at Roosevelt University are moving forward with a plan to build what they say would be the second-tallest university building in the nation. Construction on the 32-story, $110 million building is set to begin in February on the site of the old Herman Crown Center in the 400 block of South Wabash Avenue.
