In 2002 The Episcopal Academy purchased a 120-acre campus for the purpose of developing a new school. The school’s enrollment base had shifted into the suburbs and its space needs had grown beyond its current location. The school hired B&D as development manager for this new campus and our scope of work entailed: oversight of the programming and master planning process; coordination of the entitlements process; assistance with project financing and the disposition of current land assets; the engagement and management of designers, consultants, and contractors; and oversight of the design and construction process, including budgets and schedules. The new $165 million campus includes athletic fields, a Lower School, and an Academic Building that houses the Middle School, Upper School, Science Center, chapel, athletic center, maintenance, dining, performing and visual arts, and a library. An important part of our management on this project included formulating ongoing strategies to manage costs, since the development coincided with years of double-digit inflation in the construction industry. An estimated $50 million in costs were eliminated which otherwise would have rendered this project infeasible.
